WHAT IS AN Orlando four point inspection, WHEN IS IT NEEDED?

An Orlando four point inspection is required when a home owner needs to renew their Orlando home owners insurance policy, or, when a buyer purchases an older home and needs homeowner insurance. Underwriters are now much stricter, than in recent years, on what risk they’re willing to take. So almost all require a qualified, Orlando four point inspector, do the inspection before issuing a policy for homeowners insurance.

It is an inspection that is much less involved than a regular home inspection and it includes the following items;

  • Roof system
  • HVAC System (Heating Ventilation, Air Conditioning)
  • Electrical
  • Plumbing

What are some examples of issues that could cause a policy to be denied?

  • A roof in poor condition and older than the underwriters age acceptance. Depending on the roofing material, the end of the “Useful Life” is always considers. Each material, by design, has a projected “Useful Life”. They also want see at least five years of remaining “Useful Life”.
  • HVAC System that has reached the end of its useful life and/or show signs of water damage anywhere in the system and that has ductwork in poor condition, leaking damage, etc. Often, a system is upgraded and only the interior air handler and exterior condensing unit area replaced, leaving the original ductwork in place. In some instances, when the duct are in serviceable condition, that’s appropriate, but often it’s not.
  • Electrical panels that are obsolete or otherwise deemed unsafe. There are numerous known brands that have been identified as possible fire and electrocution hazards. Another known concern is solid branch Aluminum wiring.
  • Plumbing supply/drain and venting lines that are in poor condition, made of certain materials, such as polybutylene piping, cast iron, galvanized piping, etc. generally won’t be accepted and require replacement.
  • Nonprofessional, unlicensed work as well as unpermitted improvements are always a concern.

HOW LONG DOES AN ORLANDO FOUR POINT INSPECTION TAKE AND WHAT IS THE COST?

  • A one-story home takes about an hour to an hour and half. A one-story home cost $99.00 for the four point inspection. Note however, an additional trip charge may be required depending on the property’s location.
  • Anything above one story requires that we look at the home to determine what is required to access the upper levels. We then price accordingly.

Does an Orlando four point inspection include an Orlando wind mitigation inspection?

It does not. A wind mitigation is a different inspection that is not always “REQUIRED” by the insurance company, but often may save you money on your insurance premiums. A one-story home cost $99.00. Four-Point Insurance Questions

Generally there are two additional Orlando insurance inspection you may need. Depending on the age of the home, underwriters may require;

  • Orlando four point inspection. This is for homes, by some underwriters, 15 years or older. They want to know the age, condition and useful life of the roof, HVAC system, electrical and the plumbing system. The inspection is not as involved as a standard home inspection. They will not, however, allow a full home inspection report to replace the four point inspection. 
  • Orlando Wind Mitigation Inspection.  This inspection is not generally “Required” by your insurance company…but, may save you money on your insurance premiums. It can be done by your licensed home inspector. A Wind Mitigation Inspection is done on form: OIR-B1-1802 (Rev. 01/12) Adopted by Rule 69O-170.0155. The form considers seven things as they relate to your home.
    • Building code: Was your home was built in compliance with the Florida Building Code 2001 or later or South Florida Building Code 94.
    • Roof covering: What about the roof. The type of roof coverings your home has. Is it  asphalt, fiberglass shingle; concrete, clay, tile, metal, built up, etc. Has the roof ever been replaced? as the permit number and date. How many years of useful life is left?
    • Roof-deck attachment: How well your roof deck is secured to the trusses or rafters and what type of attachment (option A is the weakest and C is the strongest). Length of the nails that attach the roof sheathing to the roof trusses or rafters. (8d are the longest) and the spacing they are. (6 inches is preferred).
    • Roof-to-wall attachment: How well your roof is attached to the walls of your home. There are eight options for connections: (A) toenails, (B) clips, (C) single wraps, (D) double wraps, (E) anchor bolt, (F) other, (G) unknown, and (H) no attic access. Double wraps are considered the strongest type of connection; toenails are considered the weakest.
    • Roof geometry: What’s the shape of your roof. That has a big impact on how well your home will  withstand strong winds. There are three roof shapes considered: hip roof, flat roof, and other. Hip roofs are the strongest. They slope down on all sides and help resist clashes with hurricane winds. They will get the biggest premium discount.
    • Secondary water resistance: Does your home has a protective layer under the primary layer of the main roofing?  This options is often difficult to determine. 
    • Opening protection: Does your home have “glazed openings” (i.e., openings with windows or glass) and “non-glazed openings” (e.g., entry doors and garage doors) and how impact resistant they are. For instance, they will check for shatterproof windows, bracing on the garage door, hurricane-rated doors, and storm shutters. Without these measures, flying debris can compromise your home’s pressure barrier.
